Traditional Brisbane property managers charge 8–10% of weekly rent as a base management fee, then add a letting fee of 1–2 weeks rent every time a tenant changes, inspection fees, lease renewal fees, and various administration charges. Housit charges a flat $39 per week (plus GST) or 5.5% of weekly rent, whichever is lower. That one fee covers everything — rent collection, inspections, lease renewals, maintenance coordination, EOFY statements, and all administration.
We manage properties across 6 regions: Brisbane North (Chermside and surrounds), Brisbane South (Waterford West and surrounds), Brisbane East (Wellington Point and surrounds), Brisbane West (Darra and surrounds), Moreton Bay (Redcliffe and surrounds), and Ipswich. Switching is straightforward. You give your current manager notice as per your management agreement, typically 30 days. We handle communication with your outgoing manager, collect all tenant files and documents, and introduce ourselves to your tenant. Most switches complete within one to two weeks with no disruption to your rental income.
No lock-in contracts and no exit fees. You can give us notice at any time. We believe you should stay because we earn your trust every month, not because you are contractually obligated to.
You will receive a full written report after every routine inspection (every 3–4 months). We contact you proactively for any maintenance requiring your approval, upcoming lease renewals, rent review recommendations, and any tenant matters that need your input. Every enquiry receives a response within 24 hours.
We monitor rent payments closely and act immediately on arrears. If a tenant misses a payment we contact them the same day and issue the appropriate notices under Queensland tenancy law. We keep you informed at every step and escalate to QCAT if necessary.
